Disclosure/Resale Instructions
You will be able to find everything you will need in order to process your sale or refinance of
your home. Below, you can find instructions and information regarding to the specific help you
are requesting. All online transactions must be paid with a Visa or Master Card.
If you are a First Time user, you will need to Sign Up by clicking the "Not a Registered User"
link from the Escrow/Disclosure page. It can be found at the bottom of the page, under the login
section.
Once you have registered, use your login and password to access the site. You can login on the same
page you found the registration link or click the Escrow/Disclosure link to access the sign in page.
Instructions
Listed below are links to instructions on how to order the specific packages you
are looking for.
Disclosure Resale Report
Fee: $465 when ordered on line using a credit card. If paid by check the cost is $490,
payable to Christison Company (includes, HOA documents per CA Civil Code 1368, transfer of
ownership, external architectural inspection, minutes). Each time a home is sold, the following
procedural items must occur: Assessment demand must be provided to title company, external
architectural inspection must be performed to determine whether unresolved violations exist and,
association ownership records must be changed.
NOTE: You may not need/desire all items listed but each of these is a procedure related to the
transfer of ownership and a procedure may not be eliminated to reduce the fee charged.
Lender Report/Quick Facts
Fee: $135 when ordered on line using a credit card. If paid by check the cost is $160,
payable to Christison Company (includes all HOA documents as well). (This is a report that
provides answers to various questions (e.g. Legal, Financial, Physical Description, Developer
Info, Construction Status, Owner Occupancy Percentages, Leasing Requirements, Insurance, etc.)
required by lenders to determine whether a HOA satisfies eligibility requirements of a higher
authority).
